New construction, additions and remodels — we hang the board, tape and mud the joints, and finish to the level your job calls for, up to a Level 5 skim for smooth walls and raking light. Screw pattern to code, corner bead straight, joints flat. Ready for primer when we leave.

Patch & Repair
Doorknob holes, cracked corners, sagging ceilings, holes another trade left behind, nail pops all down a hallway. We cut it out square, back it properly, and blend the texture so you cannot find the repair afterward. Small jobs welcome — a lot of contractors will not take them. We do.

Texture Matching
Orange peel, knockdown, skip trowel, Santa Fe, smooth — matching an existing wall is the part most crews get wrong. We test on a scrap board first, dial in the mud consistency and the gun pressure, then shoot it. If it does not match, we sand it back and do it again.

Water & Mold Damage
Roof leaks, burst supply lines, slab leaks, overflowed tubs. We cut out everything that got wet, let it dry properly, and rebuild with moisture-resistant board where it belongs. We photograph the damage before and after, which is what your insurance adjuster is going to ask for.

Popcorn Ceiling Removal
Scrape off the cottage-cheese ceiling and replace it with smooth or a light knockdown. We mask the whole room floor to ceiling, so the dust stays in the room we are working in. Homes built before 1980 should be tested for asbestos first — we will tell you straight and we will not scrape it until you have that result.

Metal Stud Framing
Track and stud layout for demising walls, soffits, chases, furring and bulkheads. Straight, plumb, on layout and braced right — because no amount of good finishing saves a wall that was framed crooked. Standard for tenant improvement work and what we prefer in commercial spaces.

Acoustic & Drop Ceilings
T-bar grid and lay-in acoustic tile for offices, clinics, retail and classrooms. We lay out the grid so the border tiles come out even instead of leaving a two-inch sliver against one wall, and we coordinate the openings with the other trades before the tile goes in.

Insulation
Batt insulation in walls and ceilings while they are still open — thermal for exterior walls, acoustic between bedrooms, offices and shared units. Cut to fit and friction-fit properly, not stuffed in and compressed, which is what kills the R-value.

Interior Painting
Prime and paint the walls we just finished — one crew, one point of contact, no finger-pointing over whose defect it is. Full masking, cut lines straight, two coats on the finish. We can also paint rooms we did not board, if the prep is sound.

Commercial Tenant Improvement
